{"id":7799,"date":"2026-08-31T23:38:47","date_gmt":"2026-08-31T23:38:47","guid":{"rendered":"https:\/\/metrotransitreview.com\/?p=7799"},"modified":"2026-08-31T23:38:47","modified_gmt":"2026-08-31T23:38:47","slug":"ultra-private-16-million-island-with-own-helipad-available-in-florida-keys-salt-life-lovers-dream","status":"publish","type":"post","link":"https:\/\/metrotransitreview.com\/?p=7799","title":{"rendered":"Ultra-private $16 million island with own helipad available in Florida Keys: &#8216;Salt-life lover&#8217;s dream&#8217;"},"content":{"rendered":"<div>\n<p>An idyllic private island retreat in the\u00a0Florida Keys\u00a0that is accessible only by water or air has\u00a0returned to the market for $16 million, offering up a rare opportunity to enjoy the best of both worlds: \u201cextraordinary privacy\u201d\u00a0<em>and<\/em>\u00a0metropolitan proximity.<\/p>\n<p>Read more <a href=\"https:\/\/metrotransitreview.com\/?p=7797\">Supreme Court lets Trump resume White House ballroom construction \u2014 but conservative justice slams \u2018unlawful\u2019 project<\/a><\/p>\n<p>The beautiful isle\u00a0sits just a quarter-mile off the coast of\u00a0Marathon, Fla., and is surrounded by beautiful turquoise waters that serve as the ideal spot for \u201csnorkeling, swimming, kayaking, paddleboarding, fishing and watersports.\u201d<\/p>\n<p>And, while boats, jet skis, and helicopters are the only real methods of transport to the island, residents and guests can be on the mainland in mere minutes using one of those options, creating a level of convenience rarely enjoyed at properties of this kind.<\/p>\n<p>According to\u00a0Vladimir Rochebrun, who is co-listing the property with\u00a0Aaron Rosenthal, both of The Chad Carroll Group at Compass, the island\u2019s location on the Atlantic Ocean side of Marathon also comes with several other advantages.<\/p>\n<p><iframe allowfullscreen=\"\" class=\"realtor-com-listings-widget\" frameborder=\"0\" height=\"230\" loading=\"lazy\" src=\"https:\/\/www.realtor.com\/creative\/rdc-ads\/local-listings-widget\/?src=nyp\" title=\"Realtor.com widget\" width=\"100%\"><\/iframe><\/p>\n<p>\u201cIt\u2019s on the ocean side so you don\u2019t have a lot of the issues that you deal with on the Gulf side, where you\u2019re dealing with all these bugs and all these things that impede on your quality of life,\u201d Rochebrun explains.<\/p>\n<p>\u201cIf you do own an island on the [Gulf] side, there\u2019s so many more things that are nuisances that kind of impede on the value of being able to freely be outside and be comfortable.\u201d<\/p>\n<p>The impressive property is currently home to a three-bedroom primary residence and a separate one-bedroom guesthouse, as well as a private helipad and a large dock that can house a sizable boat. Yet there is much more to the property than meets the eye.<\/p>\n<p>In addition to the land that is easily viewable above the water, the property also comes complete with approximately 5.8 acres of seabed that surrounds the island\u2014creating a private underwater paradise that only a few have had the chance to enjoy.<\/p>\n<p>\u201cYou have to factor in the surrounding seabed, which you have ownership and rights to, so all that reef, everything like where people are snorkeling, that\u2019s all owned under this folio for this property,\u201d Rochebrun explains.<\/p>\n<p>\u201cIt has just enough depth to where you can come in with a substantial boat, but it\u2019s not so deep to where you can\u2019t comfortably snorkel with a bunch of people and go lobstering.\u201d<\/p>\n<p>The sellers have done a lot of updates to the 2,304-square-foot main home since it was last listed for $11.7 million in 2021, including a major kitchen renovation.<\/p>\n<p>\u201cI think my favorite part about the island is just how much it\u2019s been cared for,\u201d Rochebrun says. \u201cYou feel the love on that island. It doesn\u2019t feel like a spec property that someone built to sell. You can tell that it\u2019s something that\u2019s been cared for and maintained in excellent condition. It\u2019s just such a special property that you can tell it feels like something that\u2019s generational.\u201d<\/p>\n<p>The main home has two bathrooms and there is also a bathroom in the guesthouse, with the total living space spanning about 5,000 square feet.<\/p>\n<p>Read more <a href=\"https:\/\/metrotransitreview.com\/?p=7795\">The happiest city in America revealed \u2014 and the others in the top 5 may surprise you<\/a><\/p>\n<p>The home has no public utilities but is certainly not primitive.<\/p>\n<p>\u201cIt has its own solar and wind system entirely, so it\u2019s completely off grid and self-sustained,\u201d Rochebrun says. \u201cI were a buyer, it\u2019s definitely a place that I would have a lot of pride in owning. You\u2019re giving your family something that is just so special and irreplaceable.<\/p>\n<p>\u201cThe energy of the island is just unreal. We didn\u2019t want to leave our first time there. It felt like home. You feel like you\u2019re at home instantly.\u201d<\/p>\n<p>In addition to the sleeping spaces, there is also a pool, a protected snorkeling area, and a fishing pier.<\/p>\n<p>\u201cMy favorite thing about this property is you can literally catch fish off the dock and filet the fish because everything\u2019s fresh from the ocean,\u201d Rosenthal says. \u201cMy other favorite thing is you can have multiple boats on the property. You can have your tender and you can also dock your fishing yacht.\u201d<\/p>\n<p>The island is only accessible via helicopter (there is a helipad) or boat (the listing includes a dock on the mainland), but it\u2019s a short ride either way.<\/p>\n<p>\u201cYou\u2019re about a quarter-mile offshore, so it\u2019s easy to get to and from,\u201d Rochebrun says, adding it\u2019s even swimmable if you wanted. \u00a0\u201cOnce you\u2019re [on the mainland], you have dock space and space to park cars, and then the grocery store is literally a three-minute drive from the dock.<\/p>\n<p>\u201cLiterally everything you need is maybe within a 10-minute drive once you\u2019re on the mainland, so it\u2019s really ideally located.\u201d<\/p>\n<p>The island has also been a successful business venture over the years as well as a family getaway.<\/p>\n<p>\u201c[The sellers] historically have used this as an investment property and they have repeat business, which makes it very special,\u201d Rochebrun says. \u201cIt\u2019s very lucrative from a business standpoint and whenever it\u2019s not rented, they can easily just go and stay there, so it\u2019s generating a substantial income, but it\u2019s also something that\u2019s been in their family for over 30 years.\u201d<\/p>\n<p>According to\u00a0one rental listing, the place rents for a standard weekly rate of $13,500 with a $1,000 discount during September and October. The rate goes up to $17,500 for holidays like Christmas and New Year\u2019s.<\/p>\n<div>\n<\/div>\n<p>The location is ideal for many kinds of buyers.<\/p>\n<p>\u201cThis is one of the most unique properties there is.
